Chimney Waterproofing & Leak Repair in Monsey & 30 miles around
Find the actual leak, fix the actual leak. No guessing, no caulk-and-pray.
What this service actually is
Water is the number one destroyer of chimneys — worse than fire. Brick is a sponge, and a chimney is the only part of the house sticking straight up into the weather with no roof over it. We track leaks to their real source, which is usually flashing, crown or absorbent masonry rather than the mystery everyone assumes.
What you get
- Systematic leak diagnosis — flashing, crown, cap, mortar and brick face
- Step and counter-flashing repaired or replaced properly, not smeared with tar
- Vapor-permeable siloxane sealers that let the masonry breathe while shedding water
- 10-year waterproofing warranty on qualifying applications
- Stops the freeze-thaw cycle that turns a small crack into a rebuild
How we do it
1. Trace the water
Roof-level inspection plus interior check. Nine times out of ten it is flashing or crown, not "the chimney is leaking" in the abstract.
2. Repair the entry point
New step flashing and counter-flashing cut into the mortar joint, crown repair, repointing where joints have washed out.
3. Waterproof the masonry
A breathable siloxane sealer applied to saturation. Never a film-forming sealer — those trap moisture and accelerate spalling.
Signs you need leak repair
If any of these sound familiar, it is worth a call. There is no charge to ask.
- Brown ceiling stains near the chimney after heavy rain
- Damp, musty smell from the fireplace on wet days
- White chalky residue (efflorescence) on interior or exterior masonry
- Rusted damper, or standing water in the firebox
- Peeling wallpaper or bubbled paint on the chimney chase wall
What it costs
Chimney Waterproofing & Leak Repair typically runs $400 – $1,200 for a standard single-family home in our service area, and takes about 4–8 hours. The variables that move that number are roof access, flue height, how many flues share the stack, and condition. You get a flat written quote before any work starts — see the full pricing page for every service we offer.

“Booked the sweep and asked about the dryer while they were here — they did it same visit and gave us a break on the price. Dryer went from two cycles to one.”
Why homeowners pick Hero
We are a family company working out of Monsey, not a national franchise routing your call to a dispatcher three states away. That means the person who quotes your job is on the roof doing it, the price does not change halfway through, and if something is not right afterward we are twenty minutes away.
Every visit includes photo documentation. Every recommendation comes with an explanation of what happens if you wait, so you can make the call on your own timeline instead of ours.
Leak Repair — common questions
Where do chimney leaks usually come from?
In our experience across Rockland and Bergen: flashing first, crown second, missing or failed cap third, then porous brick and open mortar joints. The flue itself is rarely the culprit.
Can I just use a hardware-store sealer?
Please do not use anything film-forming or silicone-based. It traps moisture inside the brick, and the next hard freeze pops the faces off. Masonry needs a vapor-permeable siloxane.
Do you do the flashing, or does the roofer?
We do it. Chimney flashing is a chimney problem, and passing it back and forth between trades is how homeowners end up leaking for three years.
How long does waterproofing last?
A quality siloxane application generally holds 7 to 10 years in this climate, and we warranty qualifying jobs for 10.
